Bylaws
The Bylaws regulate association membership and voting procedures; board membership and meetings; the powers, duties and conduct of the board; and the recordkeeping and indemnification policies.
Declaration of Restrictions
The Declaration of Restrictions establishes a common scheme and plan for the properties within the association including land use restrictions, easements and common areas, assessments, maintenance, architectural controls, covenants, insurance, and compliance and enforcement policies.
Design Guidelines
The Design Guidelines establish design goals for the community and provide a guide for the design and development of homes and home or property improvements. The primary objective of these guidelines is to provide owners with clearly defined standards for architectural and landscape design and construction to foster a unified design philosophy and protect owners' investment in their property.
Articles of Incorporation
The Articles of Incorporation declares The Ranch Community POA Inc a Colorado nonprofit corporation and outlines membership rights, purpose and powers of the association, establishment of a board of directors, etc.
Horse Regulations
The Ranch Community POA Horse Regulations specify the requirements for using Tract A by owners for horse grazing during the summer season.
The following policies and procedures were adopted in 2022 in compliance with Colorado state law
Adoption and Amendment Procedure
Defines the authority and process for the TRC POA Board to adopt and amend policies, procedures and rules for the community.
Collection Policy and Procedure
Defines the policies for the collection of assessments and the procedures for delinquent accounts including notices, fees, liens, etc.
Conduct of Meetings Policy and Procedure
Outlines the requirements and procedures for Board meetings and Annual Membership meetings.
Conflict of Interest Policy and Procedures
Establishes the definition, rules and resolutions for any conflicts of interest of the Board members.
Covenant and Rule Enforcement Policy and Procedure
Establishes the enforcement procedure for violations of the governing documents.
Dispute Resolution Policy and Procedure
Defines the policies and procedures for notification and resolution of owners' disputes.
Investment of Reserves Policy
Provides direction for the investment of TRC POA reserve funds.
Records Inspection Policy and Procedure
Defines the requirements for association records retention and procedure for member's access to those records.
Reserve Study and Funding Policy
Establishes the methods for association reserve funding.
